Provost Home Design Process and Pricing
Our process includes three separate design phases: Schematic Design, Design Development, and Construction Documents.
Schematic Design (SD)
During the Schematic Design phase, the base plan will be drawn. This includes the development of schematic design options in both 2D and 3D. The base plans are then reviewed with the owner. The SD phase includes the following steps:
- Design Meeting: We will discuss the owner's checklist for the desired layout, function, and aesthetics of the home.
- We will create base drawings in both 2D and 3D for the owner's preliminary review.
Duration: 1-2 weeks
Design Development (DD)
The next step is to refine and revise. Once the owner selects a design direction, we will incorporate any requested changes and review them with the owner. The DD phase includes the following steps:
- We will revise drawings based on Owner feedback from the SD phase.
- We will review the changes with the Owner.
Duration: 1-2 weeks
Construction Documents (CD)
We will develop construction documents in accordance with the building codes and zoning ordinances having jurisdiction. The construction documents will include:
- Cover Page - Includes zoning and code information
- Floor Plans
- Exterior Elevations
- Sections
- Framing plans
- Door and window schedules
- Construction details
- General notes
Duration: 1-2 weeks
Pricing
Most projects will be estimated at approximately $1 per finished sq/ft.
An estimate will be provided for each job. A deposit is required for work to commence and is based on the job's size and complexity. Final payment is based on the number of design hours performed. The number of hours may be more or less than the estimate depending on the number of plan revisions, detail work, and design meetings required.
An agreed-upon price can be provided with a limit to the number of design changes and detail work. Any work above the agreed-upon price would then be changed at an hourly rate.
